Housing scheme тАУ sale of flats under Kulgaon Badlapur Municipal Council

Applicants should read the entire information booklet carefully before filling the online application.

Applications for sale of flats under Kulgaon Badlapur Municipal Council are invited from interested applicants for sale of flats as per the provisions of Maharashtra Housing and Area Development (Allotment of Land) Rules, 1981 and Maharashtra Housing and Area Development (Sale of Property, Transfer and Exchange) Regulations, 1981 and subject to the provisions of Rules/Orders/Circulars to be applicable from time to time.

1 Eligibility criteria

  1. Age: The age of the applicant should not be less than 18 years on the date of submission of application.
  2. No pucca house: The applicant or his wife/husband or their minor children should not have a pucca house anywhere in India.
  3. Domicile: The applicant shall have to produce a certificate of domicile in India (Certificate of Age, Nationality and Domicile), Voter Card, Passport, School Leaving Certificate, Driving License, etc. issued by the competent authority stating that the applicant has resided in any part of India continuously for at least 03 years during the last 20 consecutive years from the date of publication of the advertisement. It will be admissible/captured.
  4. Annual family income: The annual family income of the applicant for the period 01/04/2024 to 31/03/2025 should be as shown below for various income groups. “Annual family income” means the monthly income of the applicant alone and his wife/husband as a general means of earning their livelihood from employment or business as per the provisions of the Act. Income tax return or Tehsildar’s income certificate will be accepted as a source of income from 01/04/2024 to 31/03/2025 through the computer system. Documents/certificates/proofs/affidavits/salary certificates etc. other than the income certificate of the Tehsildar will not be accepted/captured by the computer system.

2 Income limits (Pradhan Mantri Awas Yojana тАУ KBMC)

The carpet area and income limits permissible for the category of Lowest Income Group (EWS) vide Pr.No.126/Grinidho-2, dated 16/03/2023 and Government Resolution No. PRIO-2019/2019 are as follows.

3 Special provisions

Subject to the provisions of Sections 13 to 17 of Chapter 6 of The National Trust for the Welfare of Persons with Autism, Cerebral Palsy, Mental Retardation and Disabilities Act, 1999, the concerned persons/organizations may apply on behalf of mentally retarded and disabled applicants. At the time of allotment of flat to a person with such disability, his personal income or guardian’s income will be considered.

Note: While filling the online application through the computer system, only the UDID Card (Unique Disability Identity) of the applicant will be accepted/captured. No other proof will be accepted/captured by the computer system.

4 Availability of flats and method of application

As per the registration of the project by the developer under the MahaRERA Act, it will be mandatory for the beneficiaries to pay the amount phase-wise. All the taxes levied by the Municipal Council will have to be paid to the Municipal Council; water tax, sewerage charges, electricity charges, etc. will have to be paid by the beneficiary/co-operative housing society/respective authority. The final sale price of the flats in the project which has not received the occupancy certificate will be calculated and finalized according to the rate of impact rate (ASR) of the year of receipt of occupancy certificate of the project.

5 Action in case of surrender or cancellation of flats

  • If the applicant voluntarily surrenders the flat before issue of the letter of indenture, the remaining amount will be refunded to the bank account of the applicant without interest after deducting the administrative fee of тВ╣ 1,000/- from the deposit amount.
  • If the allotment of the flat is cancelled for any reason after the issuance of the letter of indenture, the remaining amount will be refunded without interest from the amount paid by the applicant towards the value of the flat.
  • If the applicant voluntarily surrenders the flat for any reason (after letter of indenture), the applicant will surrender 1% of the sale price of the flat and the remaining amount will be returned without interest. However, a proposal has been submitted to deduct 10% of the amount if the applicant rejects the flat for any reason after giving the letter of payment. Whatever resolution of the authority in this case will be applicable to the applicants in the lottery-2026.

Important: The marked flats have been made available for sale as they are; no amendment will be made in them.

As per the provisions of the Maharashtra Housing and Area Development (Allotment of Land) Rules, 1981 and the Maharashtra Housing and Area Development (Sale of Property, Transfer and Exchange) Regulations, 1981 and subject to the provisions of the Rules/Orders/Circulars applicable from time to time, applications are invited from interested applicants for sale of flats.
